Buderim sits up on the ridge, and the soil tells you everything about how the fence has to be built. Most of the suburb sits on the reactive red and brown clays that hold water through a wet season and shrink in the dry, and that movement is what tips a knocked-in post over inside a year. The footings on a Buderim fence get dug deeper than the cheap quote ever digs, and every post is set in concrete, because the alternative is a leaning boundary by the second summer.
The local factors that move a quote
- Reactive clay, deeper footings. Standard practice in Sunshine Coast loam is one depth, on Buderim clay it is another, and the difference is on the quote in plain numbers. The post sizing is up too: a 100 mm H4 timber post or a heavier hot-dipped galvanised steel post, set deep into the reactive layer so the seasonal movement does not lift it.
- Sloping blocks, raked panels. Most Buderim backyards fall away, sometimes steeply. The fence does not run flat: it rakes with the slope, the posts step with it, and the gates hang to suit the level on each side. We measure the fall on site and price the rake into the line, not pretend the block is flat.
- Hinterland greenery and gate access. Bigger blocks, mature trees, more vegetation around the line. The measure includes the access for the post-hole digger and the truck, and any tight side gate where the panels and posts have to be carried in by hand is a real line on the quote, not a surprise on the invoice.
